Paka Takes Keys to Boulder Headquarters, Plans Product and Repair Work

The Eighth-and-Pearl building totals 5,165 square feet. Paka says it is building out the headquarters and recruiting across product, brand and creative work.

Paka Apparel says it has received the keys to its first U.S. home in Boulder. The alpaca-apparel company plans to use its headquarters at 2010 Eighth St. for offices, product development, repair services and community events, according to a Sept. 24 BizWest report citing a company announcement. For Paka, the address is intended to accommodate more than office work.

The Tebo Properties listing describes a 5,165-square-foot freestanding office at Eighth and Pearl, with private offices, a conference room, a patio and on-site parking. That layout fits the mix of work and activities Paka has proposed. The square footage describes the building, not a confirmed amount of space Paka has contracted for.

Paka also says it is building out the headquarters and recruiting across product, brand and creative work. Its proposed repair services and events are plans, rather than activities documented as operating at the site.

What the listing prices

As reviewed Sept. 26, Tebo’s listing still advertised the entire building for lease at $30 per square foot plus $13.56 NNN. Those are asking terms, not Paka’s agreed rent. The company has named its Boulder base and its intended uses; the listing does not establish the price or scope of its occupancy.
