PAULS has bought back Regency Plaza, a 15-story office tower at 4643 S. Ulster St. in the Denver Tech Center, from Granite Properties. The Denver Business Journal reported a $57.25 million purchase price on September 29. ColoradoBiz reported the acquisition announcement a day earlier and said PAULS had not disclosed a price.

For businesses considering space in the tower, the deal changes the owner while leaving its leasing broker in place. According to the acquisition announcement, Regency Plaza was 83% leased, and more than 176,000 square feet of new leases had been signed since early 2024. The latter figure counts leasing activity, not a net increase in occupancy.

Office space remains on the market

Colliers will continue handling leasing under PAULS, according to the acquisition announcement. Its Regency Plaza listing advertises office space and describes parking, food service and fitness facilities. Prospective tenants can still inquire through the building’s existing leasing channel.

The purchase returns the tower to a former owner: Granite announced its acquisition in September 2019. This sale is an ownership change at a building already being leased, rather than an announced relocation by a named tenant.
